One might wonder why an attorney with thirty years of legal experience—and nearly two decades spent helping homeowners fight foreclosure—would open a real estate company.

The answer is simple: I wanted to help prevent families from reaching my law office in the first place.

For eighteen years, I have worked closely with distressed homeowners struggling to save their homes. In the hundreds of foreclosure cases my office has handled, I began to see a troubling pattern: many homeowners didn't fully understand the financial commitment they were making when they bought their homes.

Buying a home involves much more than qualifying for a mortgage.

A buyer must be able to afford the mortgage payment, property taxes, insurance, maintenance, repairs, utilities, and the unexpected expenses that inevitably come with homeownership. Yet too often, the conversation focuses on one question: How much can the buyer qualify for?

I believe we should be asking a different question:

How much can this buyer comfortably afford while staying financially stable?

The difference is significant.

A buyer who comes in looking for a modest home should not automatically be encouraged to spend hundreds of thousands of dollars more simply because a lender says they qualify. Buyers should understand the property's true monthly and long-term costs. They should not be encouraged to depend upon rental income from space that cannot legally be rented.

This is especially important for young and first-time homebuyers. The excitement of purchasing a first home can make it difficult to think about what happens five or ten years down the road.

Then life happens.

Someone loses a job. A marriage ends. An illness occurs. A major repair is needed. Income decreases while property taxes and insurance increase.

Suddenly, a mortgage that was barely affordable when everything was going well becomes impossible to maintain.

After representing distressed homeowners for nearly two decades, I believe the real estate industry can do more at the beginning of the process to help families avoid financial distress later.

That is why I created Canale Realty LLC.

I wanted to build a real estate company based on a different philosophy.

We don't just want to help our clients buy homes. We want to help them buy homes they can afford to keep.

That means educating buyers, discussing the true costs of homeownership, encouraging responsible financial decisions, and making sure clients understand exactly what they are committing to before they reach the closing table.

That same philosophy benefits sellers. Properly screening buyers and working with financially prepared purchasers can reduce failed transactions, wasted time, unnecessary expenses, and lost opportunities.

Real estate professionals have an enormous impact on the communities they serve. When families lose their homes, the consequences extend beyond one homeowner. Foreclosures can destabilize families, reduce neighboring property values, and weaken entire communities.

But the opposite is also true.

Responsible homeownership builds family wealth, creates stability, strengthens neighborhoods, and gives future generations opportunities their parents may never have had.

Our responsibility as real estate professionals should therefore extend beyond helping someone achieve the American Dream on closing day.

We should help them sustain that dream for years to come.

It is to educate our clients, protect their interests, encourage responsible homeownership, and help families build lasting financial stability.
